A mixed use office building on the iconic Venice Beach Boardwalk with retail, office and a residence. This 29,000 sf building is comprised of retail along Ocean Front Walk with two open plan office spaces connected by a central atrium above. Parking requirements pushed the building
three stories below ground to accommodate the required 134 parking spaces. Working with Glen on code search, schematic design and design development, I aided in submitting tocoastal commission and planning department for approvals.
